- The combined asking price of the two largest deals was over $100M
- Deal volume in Brooklyn and Queens remains well below its 12-month average

43 contracts were signed on units priced at or above $4M, versus 25 in September and 58 last year.
4 of those 43 contracts were signed in Brooklyn.

Manhattan
133 contracts were signed in October, compared to 97 in September and 164 last year. The median sale price was $2,150,000, and the median PPSF was $2,164.
259 new sponsor units were launched across four buildings: The Strathmore in Yorkville (144 units), The Residences At West 9th Street in Greenwich Village (45), The Flatiron Building (38), and Linden Lane in Clinton (32).
Top Performer by Contract Volume
The Village West
The Village West once again led the borough, reporting 9 contracts for one-, two-, and three-bedroom apartments priced from $1.5M to $4.5M. CORE Group Marketing launched the 68-unit development in September, and reports that 18 residences are under contract.
Brooklyn
70 contracts were signed in October, compared to 84 in September and 111 last year. The median sale price was $1,569,000, and the median PPSF was $1,529.
9 projects launched sales, adding 73 new sponsor units.
Top Performer by Contract Volume
One Domino Square
One Domino Square reported 7 contracts for one-, two-, and three-bedroom apartments priced from $1.995M to $3.385M. The developer, Two Trees, launched its 160-unit development in May 2024, and reports that 82 units have sold, with another 12 under contract.
Queens
12 contracts were signed in October, compared to 31 in September and 35 last year. The median sale price was $901,500, and the median PPSF was $1,322.
In the borough’s first new development launch since June, Flushing’s Northern Center Condominium released 11 of its 135 sponsor units.
Top Performers by Contract Volume
Vesta
Vesta, the borough’s top seller since its April launch, reported 3 contracts for one- and two-bedroom apartments priced from $1.115M to $1.78M. Serhant launched the 115-unit development in April, and reports that 52 apartments are under contract.
