- Despite the light deal volume, big-ticket purchases still occurred, with the four largest deals totaling more than $90M.
- Only 44 new sponsor units were launched.

37 contracts were signed on units priced at or above $4M, versus 44 in October and 49 last year.
2 of those 37 contracts were signed in Brooklyn.

88 contracts were signed in November, compared to 134 in October and 125 last year. The median sale price was $3,199,500, and the median PPSF was $2,263.
5-unit 32 Walker was the only project to launch sales this month.
Top Performer by Contract Volume
The Village West
The Village West, in Greenwich Village, has led sales since its September launch. In November, it reported 16 contracts for one- to four-bedroom apartments priced from $1.425M to $6.975M. CORE Group Marketing launched the 68-unit development in September, and reports that 35 residences are under contract.
Brooklyn
79 contracts were signed in November, compared to 69 in October and 110 last year. The median sale price was $1,495,000, and the median PPSF was $1,522.
5 projects launched sales, adding only 26 new sponsor units. The new releases were: 347 Sixth Avenue, 489 Seventh Avenue, 21 Lefferts Place, 1479 Sterling Place, and 34 Garfield Place.
Top Performer by Contract Volume
503 Clinton Avenue
503 Clinton Avenue, in Clinton Hill, reported 6 contracts for a one-bedroom priced at $950K and 5 two-bedroom apartments priced between $995K and $1.235M. Corcoran Group launched the 8-unit project in September and has two residences remaining.
Queens
20 contracts were signed in November, compared to 12 in October and 30 last year. The median sale price was $997,500, and the median PPSF was $1,577.
Two projects launched sales, 32 North and 1811 Menahan Street, adding only 13 new sponsor units.
Top Performers by Contract Volume
Radiant
Although numerous contracts may have been signed previously, Long Island City’s Radiant reported nine contracts for studio, one-, and two-bedroom apartments priced from $610K to $1.775M. Nest Seekers International and One Realty Global launched the 117-unit project in October 2024, and report that 13 units are under contract.
