45 contracts were signed for units priced at $4M or above, compared with 54 in February and 53 last year.

4 of those 45 contracts were signed in Brooklyn.

22 deals were for residences priced at $10M or more, and 6 exceeded $20M.

Manhattan


124 contracts were signed in March, compared to 142 in February and 162 last year. The median sale price was $2,600,000, and the median PPSF was $2,144.

Two projects launched sales this month: 660 Lexington Avenue (31 units) and 236 West 112th Street (2).

Top Performer by Contract Volume

The Strathmore
The Strathmore, in Yorkville, reported 10 contracts for one-, two-, and three-bedroom homes priced from $950K to $3.33M. Corcoran Sunshine Marketing Group launched the 144-unit conversion cooperative in October, and reports that 14 residences have sold, with another 43 under contract.

Brooklyn


82 contracts were signed in March, compared to 78 in February and 122 last year. The median sale price was $1,392,500, and the median PPSF was $1,446.

57 new sponsor units launched across six new projects: 817 Classon Avenue (19 units), 124 Washington Avenue (15), 772 Metropolitan Avenue (9), Kibo Residences (8), 151 State Street (4), and 153 State Street (2).

Top Performer by Contract Volume

The Sixth
The Sixth, in Williamsburg, reported 6 contracts for a one-bedroom asking $1.395M and five three-bedrooms priced from $2.925M to $4.5M. Corcoran Group launched the 43-unit development in January and reports that 24 residences are under contract.

Queens


39 contracts were signed in March, compared to 15 in February and 34 last year. The median sale price was $899,000, and the median PPSF was $1,210.

Twenty8 Astoria launched 28 new sponsor units.

Top Performers by Contract Volume

Radiant
Radiant, in Long Island City, reported six contracts for studio to three-bedrooms priced from $700K to $2.55M. The 117-unit project launched in October 2024, and Nest Seekers International and One Realty Global report that 43 residences are under contract.
