45 contracts were signed for units priced at $4M or above, compared with 47 in March and 35 last year.
7 of those 45 contracts were signed in Brooklyn, significantly more than usual.
19 deals were for residences priced at $10M or more, and 5 exceeded $20M.

107 contracts were signed in April, compared to 126 in March and 140 last year. The median sale price was $2,650,000, and the median PPSF was $2,100.
No new projects launched sales this month.

The Strathmore
The Strathmore, in Yorkville, reported 14 contracts for one- to four-bedroom homes priced from $1.04M to $5.1M. Corcoran Sunshine Marketing Group launched the 144-unit conversion cooperative in October, and reports that 28 residences have sold, with another 44 under contract.
Brooklyn
76 contracts were signed in April, compared to 84 in March and 82 last year. The median sale price was $1,387,500, and the median PPSF was $1,453.
68 new sponsor units launched across eight new projects: Ocean Manor (37 units), 115 Rogers Avenue (7), 220 Schaefer Street (6), The Prospect (5), 128 South 1st Street (4), 501 8th Avenue (4), The Gabriella (3), and 1385 Dekalb Avenue (2).

110 Boerum Place
110 Boerum Place, in Cobble Hill, reported 5 contracts for two- to five-bedroom homes priced from $2.975M to $12M. Avdoo & Partners Development and Aksoy Holding launched their 21-unit building in January and kept sales and marketing in-house.
Queens
16 contracts were signed in April, compared to 39 in March and 27 last year. The median sale price was $947,500, and the median PPSF was $1,219.
Icon Condominium launched 39 new sponsor units.

The Austin
The Austin, in Forest Hills, reported four contracts for one- and two-bedrooms priced from $879K to $1.299M. Modern Spaces launched the 98-unit development in December 2024 and reports that 50 residences have sold, with another 5 under contract.
